_Greenview Shores is actually several neighborhoods in one. It is broken into other distinct neighborhoods: Chatswood Village, Margate Place, Wiltshire Village, Farmington and Greenview Shores 1 and 2. Lakefield Landings consists of 3 distinct neighborhoods - Lakefield West, Lakefield North and Lakefield South. Olympia with approximately 2,200 homes, is, by far, the largest of Wellington's newer communities along the 441 corridor. It has multiple gated entrances with one across from the Wellington Green Mall, the main feature entrance on Forest Hill Blvd, and another side entrance on Lyons Road. The signature elements are Olympia's dramatic French-inspired entrance bridge and its nearly unbeatable resort style amenities with huge clubhouse, pool, fitness center and even and indoor basketball court. Home prices in Olympia currently range from the low $300,000's to more than $1,000,000.
Paddock Park - Xtra Realty
Paddock Park is one of the communities that makes Wellington unique among South Florida towns. Lot sizes in Paddock range from just over one acre (in Paddock Park I) to 2- 3 acres (in Paddock Park II). Even though both sections of Paddock have equestrian elements, Paddock I tends to be more residential while Paddock II takes on a much more strongly equestrian nature. In Paddock I, home prices range from the low $400,000's to over one million, while in Paddock II, home prices start in the $600,000's and can easily exceed $2 million.
The Pinewood neighborhood consists of approximately 150 one acre homesites. It blends imperceptibly into the Paddock Park I neighborhood and it shares many of the same characteristics with custom homes, natural landscape and equestrian trails. The Pinewood development is split east-west by Big Blue Trace with substantial parts of the development on each side of Big Blue. We think that there are subtle differences between the 2 sections, but that's obviously subjective. Home prices in Pinewood are ranging from the low $400,000's to over one million dollars at present.
Not surprisingly, you'll find Pinewood East just to the east of Pinewood. Whereas Pinewood straddles Big Blue, Pinewood East makes its home along Forest Hill Blvd on the east and west sides. For whatever the reason, Pinewood East has been the stepchild to Pinewood, but we see that gradually changing. Pinewood East is an "up and comer" for all the reasons that make Pinewood and Paddock attractive - large lot sizes, custom homes, and a natural landscape. Homes in Pinewood East range from the $300,000's to $600,000's, but we look for upward price movement in this neighborhood in the future.
Palm Beach Polo and Country Club in Wellington is actually many neighborhoods in one, but the unifying theme is its private golf course, central Wellington location and proximity to Wellington's Equestrian center. The housing options in Polo Club range from affordable condominium living to luxury estate homes. Polo Club has many full-time Wellington residents, but it is extremely popular as well with seasonal visitors who come to Wellington from all parts of the world for Wellington's equestrian season which runs from approximately late November to early April. Home prices in Palm Beach Polo Club Wellington range from low $200,000's (condominiums) to well into the millions of dollars.
Versailles in Wellington, is a relatively new (2005) gated, home development of approximately 400 home sites designed in a French Country Manor style with stone facades, tile roofs and graceful archways. Versailles features an elegant winding entrance, along with a resort style clubhouse, pool and fitness center that have a high quality, but casual feel reminiscent of a northern California wine country resort. The development is divided into 3 separate neighborhoods (Artiste, Provence and Chapelle Royale) with homes increasing in size and price as you move neighborhood to neighborhood. Current Versailles home prices are from approximately $400,000 to more than $1,000,000.
